The ROI of Smart Parking Data for Commercial Real Estate

For most of the last decade, "parking data" meant a number scrawled in a security register at end-of-shift. That has changed. The mall and corporate-park operators we work with now treat parking analytics as a first-class input into leasing, marketing, and FM decisions.

The two most-used dashboards we build are dwell-time-by-tenant and peak-hour heatmaps. The first tells you which anchor tenants are pulling longer visits (a strong proxy for spend). The second tells you whether you actually need to invest in another level or just smooth out the existing capacity with better wayfinding.

What's changed is the cost of capturing the data. A sensor network that would have cost ₹2 crore five years ago now costs a fraction of that, with multi-year warranties. The barrier is no longer data collection — it's having someone on the operations team who knows what to do with the resulting dashboard.
